This checklist will help you gather all necessary documents for your mortgage application. Having these items ready will speed up the process and ensure a smooth experience.

📋 Pre-Qualification Documents

Quick & Easy - Minimal Documentation

💰 Income Information

  • Current employer name and contact information
  • Approximate annual income (gross)
  • Type of employment (W-2, self-employed, contract, etc.)
  • Length of time at current employer

📊 Credit Report Authorization

  • Social Security number
  • Date of birth
  • Current address (and previous if less than 2 years)
  • Permission to pull credit report

🏠 Current Housing Costs

  • Monthly rent or mortgage payment amount
  • Property taxes (if you own)
  • HOA fees (if applicable)
  • Homeowners insurance (if you own)

💳 Monthly Debt Obligations

  • Car loans/leases (monthly payment amounts)
  • Student loans (monthly payment amounts)
  • Credit card minimum payments
  • Personal loans or other debts

✅ Pre-Approval Documents

Comprehensive - Full Documentation Required

📄 Recent Pay Stubs

  • Last 30 days of pay stubs from your employer
  • Must show year-to-date totals
  • All pages (front and back if applicable)

📑 W-2s / Tax Returns

  • Last 2 years of W-2 forms
  • If self-employed: Last 2 years of personal tax returns (all pages and schedules)
  • If self-employed: Last 2 years of business tax returns (all pages and schedules)
  • 1099 forms if applicable

🏦 Bank Statements

  • Last 2 months of checking account statements (all pages)
  • Last 2 months of savings account statements (all pages)
  • Investment account statements (stocks, bonds, mutual funds)
  • Retirement account statements (401k, IRA, etc.)

🪪 Identification

  • Valid driver's license or state-issued ID
  • Social Security card (or documentation of SSN)
  • Must be current and not expired

📊 Full Credit Authorization

  • Signed credit authorization form
  • Complete residential history for past 2 years

📝 Additional Documentation (If Applicable)

  • Divorce decree or separation agreement
  • Gift letter (if receiving down payment assistance from family)
  • Rental income documentation (if applicable)
  • Child support/alimony documentation
  • Bankruptcy discharge papers (if applicable)
  • VA Certificate of Eligibility (for VA loans)

⚠️ Important Note for Self-Employed Borrowers

If you are self-employed or if more than 25% of your income is commission-based, we will need to review your last two years of tax returns (both personal and business) for pre-qualification and pre-approval. This helps us accurately assess your income and qualify you for the right loan amount.
