What USDA Loans Are
USDA loans are backed by the U.S. Department of Agriculture and are designed to help buyers in rural and many suburban areas purchase a home with no down payment. Unlike conventional or FHA, USDA has strict location and income requirements — the property must be in an eligible area, and your household income cannot exceed limits for your county. In Louisiana, many areas outside the densest city centers qualify. Shreveport and Bossier City have pockets that may be eligible; surrounding parishes and towns often qualify. Zero Down Payment
USDA allows 100% financing — no down payment required for eligible buyers and properties. You'll pay an upfront guarantee fee and an annual fee (similar in concept to FHA/VA fees), but no monthly mortgage insurance. That can make USDA very affordable for qualified buyers who don't have savings for a down payment and who live or want to buy in an eligible area. We'll run the numbers so you see your total payment including the USDA fees.
Income Limits
USDA sets income limits by county and household size. Your total household income (including everyone who will live in the home, whether on the loan or not) must not exceed the limit for your area. Limits are updated annually and vary — some Louisiana parishes have higher limits than others. We'll check the current limits for the county you're buying in and confirm whether your income qualifies. If you're over the limit, we can discuss FHA or conventional options.
Property Eligibility
The home must be in a USDA-eligible area. The USDA designates which census blocks and communities qualify as "rural" — and many suburban and small-town areas in Louisiana do. The property must be your primary residence (no investment or second homes). Eligible properties include single-family homes, condos (in approved projects), and new construction that meets USDA standards. We'll help you confirm eligibility for a specific address before you get too far in the process.
Rural Map Areas
USDA provides an eligibility map so you can see which areas qualify. In northwest Louisiana, many communities in Caddo, Bossier, DeSoto, and surrounding parishes have eligible zones. Some parts of Shreveport and Bossier City may qualify; others may not, depending on the exact location.
