Why I Don't Post Rates
Because posted rates are almost never the rate you'll actually get.
Advertised rates are built around a perfect borrower — 780+ credit score, 20% down, no complications. Real life is rarely that simple. Every rate you see on a comparison site comes with fine print, add-ons, and conditions most people don't find out about until it's too late.
My approach is different. I look at your actual situation — your credit profile, your loan type, your goals — and find the best rate available for you specifically. That almost always leads to a better outcome than anything you'd see posted online.
