Closing & Process

Final Approval

Final approval is the stage in the mortgage process where the underwriter confirms that all loan conditions have been satisfied and the file is fully approved for closing.

Once final approval is issued, the loan moves to the closing stage. Closing documents are prepared, and the borrower can schedule the signing. Final approval comes after conditional approval and is the last underwriting milestone before you close.

Final approval is not the same as Clear to Close, though they are closely related. Final approval means underwriting is complete. Clear to Close means the closing team has also confirmed the file is ready for document preparation. See our guide to the closing process in Louisiana for the full timeline.

Why This Matters: Final approval is the moment your loan officially clears underwriting. Everything after this point is about preparing for the closing table — which is exactly where you want to be.

Common question

What is the difference between conditional approval and final approval?

Conditional approval means the underwriter is ready to approve once remaining conditions are met. Final approval means all conditions are satisfied and the loan is fully approved.

What happens after final approval?

Closing documents are prepared, and you schedule your signing. You will receive your Closing Disclosure at least three business days before closing.

Waiting on final approval? We will make sure every condition is met so nothing holds up your closing.
